Hi David, some huge variations from list to sold.  Its always interesting to hear what's happening in other markets!

Michael...I think here, more than most areas, the list price is rarely indicitive of where a property will sell.  Silly, but it's been the market protocol since the early 2000's (with the exception during the downturn in 2010 and 2011).
